Purchase Agreement

This Purchase Agreement explains what you're licensing when you buy a house plan from Dwelcore, how delivery works, and our exchange policy. It applies in addition to our Terms of Use.
1. What You're Buying: A License, Not Ownership
All home plans, drawings, and images displayed on the Dwelcore Home Plans website are protected under United States Copyright Law. Purchasing a plan does not transfer copyright — it grants you a license to use the plan documents for the purpose described by the package you purchased. Unless the required licensing fees have been paid in full, plans may not be used for construction, altered, reproduced, or used to create derivative works without prior written authorization from Dwelcore.
2. License Packages
Every plan is offered in three license packages:
- PDF Files (Single Use License) — the right to build the design once, at one location. Files are provided in PDF format only.
- PDF Files (Unlimited Use License) — the same PDF file set with the right to build the design at more than one location.
- PDF + CAD Files (Unlimited Use License) — unlimited-use rights plus the editable CAD (DWG) source files, for buyers who need to make their own drafting changes.
A Single Use license includes the right to:
- Build the design once, at one location.
- Have a contractor build on your behalf.
- Modify the plans for your build.
- Submit the plans for permit in any U.S. jurisdiction.
- Reproduce the plans for internal project use only.
Building the same plan on additional lots under a Single Use license requires an additional single-build license, available at 40% of the original purchase price. Builders or developers constructing three or more units from one plan should contact us for a developer license and volume pricing.
3. Foundation, Add-Ons & On-Demand Options
Foundation choice, and optional add-ons such as Right Reading Reverse, 2x6 Wall Conversion, and Material Lists, are selected and priced at checkout and become part of your license for that plan. Reverse plans, wall conversions, foundation conversions, and material lists are prepared on demand — please allow 1–2 business days for delivery of these files after purchase.
4. Code & Engineering Disclaimer
Plans are designed for general IRC-based residential use. Local code requirements, engineering stamps, site-specific foundation design, and jurisdictional modifications may be required before permit submission or construction. It is your responsibility (or your contractor’s) to confirm compliance with local building codes and to obtain any required engineering review before building.
5. Digital Delivery & Download Access
Standard PDF/CAD files are delivered digitally after payment is confirmed, typically within 48 hours. Your secure download link stays active for 12 months from the date of purchase and supports up to 10 downloads; reactivation after that window, or after reaching the download limit, is always free — just contact us.
6. Plan Modifications
Need changes beyond the options available at checkout? Our house plan specialists can adjust almost any aspect of a plan — moving walls, expanding rooms, changing roof pitch, or swapping foundations. Submit a request through our plan modification page and we’ll send a written quote and timeline (typically 2–3 business days) before any work begins. Modification services are billed separately from the plan license.
7. Refund Policy
Because our house plans are digital products, all sales are final once the plan package has been accessed or downloaded. If you have not accessed or downloaded your files, you may contact Dwelcore within 14 days of purchase to request a full refund. Refunds are not available for downloaded plans, customized plans, completed modification services, or accidental purchases made after file access. Dwelcore records the first access/download time on every order to apply this policy consistently.
8. Order Cancellation
Orders may be canceled prior to digital delivery by contacting us. Once files have been delivered, the exchange policy in Section 7 applies in place of cancellation.
9. Relationship to Our Other Policies
This Purchase Agreement works alongside our Terms of Use and Privacy Policy. If there is a conflict specifically about a plan purchase or license, this Purchase Agreement controls.
10. Governing Law
This Agreement is governed by the laws of the State of Texas, without regard to its conflict-of-law principles.
